Deramore purchased the former Public Records Office (PRONI) on Balmoral Avenue in 2013 with a view to develop new exclusive family homes. The site extended to over 2 acres and benefitted only from an outline planning consent for residential use.
A fresh detailed planning application was made for 16 new detached and semi-detached houses, along with the restoration and extension of the two existing semi-detached houses already on the site. The house types in the new application ranged from 1,400 sq ft to 2,000 sq ft.
Construction of the new homes commenced in mid 2014 with the first phase occupiers moving in early 2015. The houses sold quickly in the scheme and the final new build homes were all handed over in October 2015. Deramore then carefully restored and extended the existing two semi-detached houses fronting Balmoral Avenue to create 2 x 4-bed family homes.
